01 · Address

Keep the Japanese order.

A source address can move from prefecture and municipality to district, numbered street or chōme, block, and house number. A partial address is still useful, but it must not be presented as a full or parcel-level location.

  • 北海道

    Hokkaidō, the prefecture-level part of the address.

  • 旭川市

    Asahikawa-shi, the municipality. Nearby inventory can belong to another municipality even when it appears in the Asahikawa-area search.

  • 条・丁目

    Jō and chōme are parts of the local address structure. Keep their exact Japanese sequence; do not infer missing block or house numbers.

  • 番・号

    Ban and gō can identify lower-level address parts. They are not proof of a cadastral parcel or legal boundary.

02 · Property type

The label sets the questions.

Use the source category as a fact, then check what is included in the sale. A category does not establish condition, rights, permitted use, or financing eligibility.

  • 中古戸建

    Existing detached house. Check building age, structure, inspection evidence, equipment, land rights, and the scope of repairs.

  • 新築戸建

    New detached house. Confirm completion status, included work, warranties, inspections, and handover conditions.

  • 土地

    Land. Confirm intended use, road access, services, ground conditions, zoning controls, and whether an existing structure is included.

  • 中古マンション

    Existing condominium unit. Review exclusive area, balcony, common areas, management rules, monthly charges, reserve funding, and parking separately.

  • 事業用

    Commercial-use property. Confirm permitted use, licences, building compliance, occupancy, and tax treatment with qualified professionals.

03 · Road access

A road is more than a line.

Road facts affect daily access and can affect construction. Ask for the legal classification, frontage, width, ownership, maintenance, winter access, and any required setback.

  • 接道状況

    Road-contact condition. Verify which boundary touches which road and for what length.

  • 道路幅員

    Road width. A published number needs a source and does not by itself establish construction rights.

  • 私道負担

    Private-road burden or interest. Confirm ownership, cost, access rights, and maintenance duties.

  • セットバック

    Setback. Confirm whether it applies and how it affects the usable site with a licensed broker and the relevant specialist.

04 · Utilities & heating

Installed is not the same as ready.

Confirm the service at the property, the connection point, capacity, ownership, operating condition, supplier, and buyer cost. Do not infer a working service from a short listing label.

  • 上水道・下水道

    Water supply and sewer. Check connection, capacity, fees, and whether any private equipment remains.

  • 浄化槽

    Septic treatment system. Ask about type, inspection, maintenance, replacement, and local requirements.

  • 都市ガス・LPガス

    City gas or liquefied petroleum gas. Confirm the actual service and equipment contract.

  • 灯油暖房

    Kerosene heating. Check the appliance, tank, lines, ventilation, maintenance record, and fuel arrangement.

05 · Rebuildability

Never infer permission.

A listing fact cannot settle whether a buyer may rebuild, extend, change use, or subdivide. Treat every planning and building-control field as evidence to verify, not a legal conclusion.

  • 用途地域

    Use district. It is one control among several and does not alone establish a permitted project.

  • 建ぺい率・容積率

    Building coverage and floor-area ratios. Confirm the applicable calculation, site area, exceptions, and current official information.

  • 接道義務

    Road-access requirement. Confirm the legal road, frontage, and any exception through qualified review.

  • 再建築可否

    Whether rebuilding is allowed. Do not infer this from an existing building, address, map point, or ordinary road access.

06 · Winter checks

Inspect the cold-weather system.

Ask how the property handles heating, insulation, ventilation, frozen pipes, snow storage, roof snow, drainage, vehicle access, and municipal or private snow clearing. Listing fields rarely answer the whole question.

  • 断熱・気密

    Insulation and airtightness. Request construction details and inspection evidence; do not rely on age or appearance.

  • 除雪

    Snow clearing. Confirm who clears each road, driveway, parking area, and shared access, and who pays.

  • 融雪・落雪

    Snow melting and roof-snow fall. Check equipment, energy use, drainage, maintenance, and safe snow-storage space.
